Before beginning any project, a plan should be developed to ensure that all of your goals are clear. Renovating and remodeling can be a big investment, therefore knowing early in the planning stage the maximum amount of money you are able to dedicate will allow for realistic planning. GNB Builders’ planning questionnaire helps identify the defining elements of your goals, as well as outline a list of the current features of your home and property.

He also has expertise to ensure that all renovation projects meet the standards of the BC building code. Once a clear vision of the renovation is realized, plans are drawn up by a professional architect and, if necessary, signed off by an engineer. The renovation plans will be reviewed and revised until you are satisfied.

Once renovation plans are finalized GNB Builders will provide a realistic budget for the remodeling of your home. Pricing for renovations is provided with thorough care as GNB Builders wants to provide its clients with a realistic price they can live with. Some owners seek a cost per square foot, however, due to the variety of products available, this cost can vary from home to home. Consider that some clients may prefer laminate flooring while another wants hardwood; a granite countertop is more expensive than arborite; slate floor tiles incur more cost than linoleum, etc. – these choices can make significant difference in cost.

GNB Builders provides a clear contract for the renovations outlining the scope of work to be completed, materials, work schedule, as well as the payment schedule. This provides each home owner with peace of mind and documents required for financing (if required).

Permits and Project Construction

Once the plans, budget and contract are completed, application for permits will be submitted to all necessary offices. Each municipality and regional district has different requirements as well as time lines for permits. Some offices take two weeks, while others can take seven weeks or longer.
